It’s an apartment community designed especially with Clemson University students in mind, offering spacious apartments, great amenities and dedication to quality — all in a convenient location and at competitive rates.

Although nearly all residents at The Reserve are students at Clemson University and it is just minutes from campus, The Reserve is privately owned and professionally managed. Click here for more information about the ownership and management.

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

Instead of requiring all roommates to sign a joint lease, each person at The Reserve has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

Each resident at The Reserve pays a flat rate that includes:

  • Furnishings
  • High-speed internet
  • Trash disposal
  • In-unit laundry
  • Community features – fitness center, pool, etc.

Yes. Two-bedroom apartments feature a private bathroom for each bedroom. In the four-bedroom apartments, each of the two bathrooms has a large separate vanity/sink area.

Yes. Each apartment includes a complete set of furniture, including full-size beds, desks and chairs, dressers, leather-style sofa and lounge chair, coffee table, and dining furniture. To see a sample of the furniture and other finishes, please visit our model apartments.

The standard term is August 10, 2027 to July 15, 2028, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Each resident must pay an administrative fee for each contract year. This fee is reduced significantly if the resident provides a qualifying guarantor (often a parent) for their financial obligations under Housing Agreement.

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Reserve also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Your living costs at The Reserve can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Reserve. Normal payment deadlines will continue to apply.

Nearly all the residents at The Reserve at Clemson are students at Clemson University and the per-person contracts are also designed with students in mind. The Reserve at Clemson is an Equal Opportunity housing provider and welcomes applications from non-students and residents with children, at no extra cost other than regular charges for each bedroom space selected by the resident. In order to match roommates in shared apartments with college students, roommate consent is required for any occupant who is not a college student.

The Reserve provides courtesy patrols during evening hours, plus security cameras in select locations. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.

All indoor areas at The Reserve at Clemson are smoke-free. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests. The Reserve is pet-friendly in select buildings, subject to limits on animals and breed. The Reserve offers free surface parking for all residents. Limited guest parking is also available at no charge.

The Clemson Area Transit (CAT) “Red Route” shuttle bus stops right in front of the The Reserve clubhouse every 15 to 30 minutes when school is in session, plus extended evening service through 3am daily. Clemson University and downtown are just minutes away.
